Cabot Properties, a leading investor, developer, and operator of logistics properties across the United States, Europe, and Asia Pacific, has announced its acquisition of 42-52 Raymond Avenue, Matraville, a newly built 19,819-square-meter (213,330-square-foot) logistics facility in South Sydney, Australia. Purchased from LaSalle Investment Management for A$137.6 million (USD$91.8 million), this marks Cabot’s first acquisition in Sydney, aligning with its strategy to invest in prime industrial real estate within key global logistics markets.

42-52 Raymond Avenue is among the first institutional-grade, multi-story logistics developments in Australia. The Class A, two-story, ramp-up facility spans four units, each ranging from 4,640 to 5,109 square meters (49,945 to 54,993 square feet). One unit is currently leased to a local roofing materials supplier. Built to Four Star Green Star standards, the facility incorporates sustainability features such as a 300kW solar PV system, energy monitoring systems, a rainwater recycling system, and an EV charging station.
The property is located in one of Sydney’s most land-constrained industrial submarkets, with excellent access to major transportation routes including the Eastern Distributor, Southern Cross Drive, M5 Motorway, and the new WestConnex M8 Motorway. This prime location connects to about 3.4 million residents within a 45-minute drive and is close to Sydney Airport and Port Botany, ensuring seamless international transport connectivity.
LaSalle Investment Management delivered the development, in partnership with Hale Capital as the Development Partner and Vaughan Constructions as the appointed builder. The transaction was managed by Colliers International’s Gavin Bishop, Sean Thomson, Michael Crombie, and Trent Gallagher through an Expressions of Interest campaign.
