Welspun One, a leading name in logistics and industrial real estate in India, is making a significant $325 million investment to establish the country’s largest single-location ‘Grade A’ warehousing and industrial park. The state-of-the-art facility is being developed at the Jawaharlal Nehru Port Authority (JNPA) Special Economic Zone (SEZ) in Navi Mumbai. Initially planned as a 1.2 million sq. ft. project with an investment of $84 million, the park’s scale has been significantly increased to cover 4.45 million sq. ft. of built-up area (BUA) to meet the surging export-import demands of JNPA, India’s largest container port.

Located just 5 km from JNPA port terminals, the facility benefits from direct vessel access and proximity to critical infrastructure such as National Highways, the Dedicated Freight Corridor (West), the Mumbai Trans Harbour Link, and the upcoming Navi Mumbai Airport. The logistics park includes 3.95 million sq. ft. of warehousing space, 0.25 million sq. ft. of Grade A office space, and 0.25 million sq. ft. of industrial space. It features advanced design elements such as G+2 floors with 12-meter floor-to-floor height, 30-feet-wide unidirectional ramps for efficient cargo movement, and a 6-ton floor load capacity. The facility accommodates over 400,000 pallet positions, provides parking for more than 600 trucks, and has an annual throughput capacity of 36,000 TEUs, setting a new benchmark for integrated logistics ecosystems in India.
